History

The Jade occupies a 1,500 m² plot registered as a condominium in the City Hall’s tax property register, right in ZER-1 — the exclusively residential zone, a category under which municipal law allows only housing and keeps the height limit at ground level. It is the product this stretch of Campo Belo has been repeating for two decades: at number 505, on the same street, a 2004 permit authorised four houses in a condominium on an almost identical 1,250 m² plot. The Jade is the recent version of the same equation. The IBGE census still found construction under way at the address in 2022; the handover came the following year. The development and the design authorship are not documented by an independent source and, for that reason, are not attributed here.

  • Concept: a real house — courtyard, four-car garage, townhouse-scale floor area — with a single gatehouse and common area, within a zone that does not allow buildings.
  • Curiosities: the address is served by the 15º Registro de Imóveis de São Paulo, whose registry district covers Ibirapuera and runs down to Campo Belo. And the zoning is the quiet trump card: in ZER-1, whatever the neighbour builds tomorrow will also be a house — there is no waking up to a tower at the bottom of the garden.
  • Not to be confused with: this is the Jade in Campo Belo — a horizontal gated community of houses in a ZER-1 zone, with no documented developer. There is a second building with the same name, Jade Jardim Paulista, a vertical tower by Constrac designed by FGMF, in Jardim Paulista: they are homonyms, with no relation to each other — different neighbourhood, typology and origin.

Architecture and aesthetics

A horizontal condominium: no tower, no shared slab, no neighbour across the landing. The houses in circulation range from 270 to 505 m², with four parking spaces each, and the development sets aside the centre of the plot for green space and a shared pool. It is a typology that has practically vanished from the city’s map because it depends on two things at once: an entire plot available and a law that stops the developer from doing the height maths.

Campo Belo is the neighbourhood the south zone turns to when it wants a house without leaving the city. The strip around Rua Cristóvão Pereira, between Vereador José Diniz and Brooklin, has been an exclusively residential zone since the 1970s legislation and has stayed that way through subsequent revisions: tree-lined streets, shops pushed out to the avenues and whole blocks of houses. The neighbourhood pays for that quiet with enviable logistics — Line 5–Lilac has settled firmly into the area with the Estação Brooklin Paulista, Estação Eucaliptos and Estação Vereador José Diniz stations, and Congonhas Airport is a short ride away, which has made Campo Belo the natural address for those who fly every week.
