History
The story begins in 1974, when Cidade Náutica took on the project of turning 3.2 million square metres on Praia de Pernambuco, in Guarujá, into a residential area with complete infrastructure. The result was an urban-scale subdivision: 2,473 lots, more than one thousand five hundred houses built, fifty kilometres of paved streets and avenues, and six hundred thousand square metres of green area.
What sets Jardim Acapulco apart from other beach addresses, however, is not the layout — it is the machine that maintains it. The Administradora Jardim Acapulco was created to serve the subdivision exclusively, today has more than four hundred staff, and is split into five departments: Administration, Maintenance, Environment, Relations and Security. In December 2002 it received ISO 9001 certification from Fundação Vanzolini and has renewed it at every audit since — a rare case, in a country where beach subdivisions are usually run by volunteer associations. The degree of institutionalisation is the product: it is what explains why the standard of upkeep has gone five decades without a break.

Architecture and aesthetics
Jardim Acapulco has no single architectural design: the lots were sold for custom construction, and the built landscape is an anthology of five decades of São Paulo beach houses — from the coastal modernism of the 1970s and 1980s to contemporary rebuilds in glass and exposed concrete on old lots. The unity comes from the layout and the greenery. There are fifty kilometres of tree-lined streets over gently sloping terrain that runs down to Praia de Pernambuco, with six hundred thousand square metres of shared green area spread through the interior of the subdivision — not in one concentrated reserve, but woven between the blocks, which gives the whole the reading of a garden neighbourhood rather than a condominium. The tree heritage is treated as an asset: since 2024 there has been a digital inventory of all the urban tree stock across the perimeter.

Guarujá: the address
Guarujá is not a neighbourhood: it is the municipality of Ilha de Santo Amaro, on the central São Paulo coast, a little over an hour from the capital via the Imigrantes and Cônego Domênico Rangoni motorways — São Paulo’s historic beach, the one that received the first generation of São Paulo holidaymakers and never stopped being a family address.
