Figueira Leopoldo

History

From Helbori with MPDi, with architecture by Perkins & Willi, Figueira Leopoldo is born with the concept of a suspended mansion: one apartment per floor, with house-like floor plans stacked in height. To achieve this, the practice split the building into two blocks — social and service —, a decision that frees the slab and returns to the unit the open plan and the 360-degree view that a traditional apartment loses to the cut of the service area. It is anchored in Itaimi, in the area of Faria Limai and Parque do Povoi, about 1 km from Shopping JK Iguatemii.

• Curiosities: the openings run floor to ceiling, and there is a winter garden and a home office or home theatre in the floor plans.

Architecture and aesthetics

The building’s skin is a kinetic work. The façades combine wood panels and brise-soleil that slide freely along the apartments: each resident slides their own, and the 115-metre tower changes its appearance according to the hour, the weather and the angle from which it is seen from the street. The reference is stated outright by the practice — the kinetic art of Abraham Palatnik —, and the brise-soleil, which continues doing the technical work of controlling sun and ventilation, becomes the subject of the façade. The wood rises in a gradient, from light to dark tones; the lightness is completed by the rooftop gardens, the floor-to-ceiling openings and the winter gardens, which bring greenery into each unit. Interiors of the common areas by Carlos Rossii and landscaping by Benedito Abbudi, with native species. The project received the Future House Award in 2024 and the WAN Global Award in 2025.

Itaim Bibi: the address

Number 1142 sits at the point on Rua Leopoldo Couto de Magalhães Júniori where Itaimi stops being a neighbourhood and becomes an axis: it sits on the corner of Rua Jusseapé, a short local side street, and faces the corporate density that runs down to JKi. Shopping JK Iguatemii is a little over two hundred and fifty metres away and Parque do Povoi about three hundred and sixty — on one side, luxury retail and office towers; on the other, the green void where the neighbourhood breathes. It is the address for those who want the financial hub within walking distance and yet want to sleep on a street corner with no through traffic.
