History

The Almaz is a three-way operation: R. Yazbek, a São Paulo builder and developer with three decades in the market, Varicred and Luni, which signs the product’s website. The development’s special purpose company registered the incorporation memorandum at the 14th São Paulo Property Registry in March 2026 — that is the point from which a launch can be marketed, and it is the document that fixes at the registry office what the sales material promises.

The name comes from the Arabic word for diamond, and the design follows the metaphor: Perkins&Will works the volume as a cut stone, relying on natural light so the façade changes its reading throughout the day. The landscaping is by Alex Hanazaki, the interiors are by Dado Castello Branco and the decoration is by Gui Mattos.

The developer does not publish a delivery forecast, and for that reason the year is not fixed here. It also does not disclose the building’s street number on the avenue — as of August 2026 the product’s own page still left the address field blank, and for that reason this entry records only the street name.

  • Concept: one apartment per floor as the rule, not as a penthouse exception — the entire building is designed for a single resident per floor.
  • Curiosities: the incorporation memorandum is registered under R.02, dated 20 March 2026, at matrícula 267.563 of the 14th São Paulo Property Registry. It is rare for a launch in this bracket to publish the matrícula with such clarity, and it is what allows the development to be verified independently of any sales material.

Architecture and aesthetics

Perkins&Will describes the project as kinetic architecture: volumes that reinvent themselves as the daylight moves, shadows that redraw the façade’s geometry, outlines that seem to float above the base. It is the vocabulary of an international firm applied to an avenue plot, with the care not to weigh on the residential block behind it. Alex Hanazaki‘s landscaping favours winding paths and nature as an extension of the architecture, not as a finish; Dado Castello Branco‘s interiors work with proportion and integration; the decoration is by Gui Mattos, with stone, wood, glass and light in deliberately sober compositions.

Moema: the address

Two names for the same address

The plot sits on the border between Moema and Ibirapuera, and both names are legitimate. The postcode registers Ibirapuera; the high-end market treats the address as Moema. This entry adopts the name in common use and keeps the other for anyone searching by it.

Avenida República do Líbano is the spine that links Parque Ibirapuera to the heart of Moema, and its upper stretch — the one that climbs towards Avenida Ibirapuera — has spent a decade trading car-dealership warehouses and commercial townhouses for residential buildings with few units. It is an address of dual character: at the front, an avenue of constant traffic that gives quick access to the park, the airport and the marginais expressways; at the back, the tree-lined, quiet grid of streets named after birds. Both sides are worth mentioning — whoever chooses the avenue gains the convenience and lives with its traffic, and what the projects in this bracket do best is precisely turning the intimate areas towards the core of the block.
