Agami Park Residences

History

The Agami Park Residences belongs to Ezteci, which here combines development and construction — the company keeps its headquarters a few blocks away, on Avenida República do Líbanoi itself, and knows this quadrant better than almost anyone. What changes the tone is the choice of author: the architecture is by Perkins&Willi, an international firm present on four continents, on a plot of just over 1,500 m² on a residential street. The landscaping is by Benedito Abbudi and the decoration project is by Carlos Rossii.

As of August 2026 the project was in the foundation stage, with just over 80% of that phase completed. The developer does not publish a delivery forecast, and for that reason the year is not fixed here.

• Concept: sculpture as the guiding idea — the façade is treated as a carved volume, not as skin, in a building with just two residences per floor.
• Curiosities: seven of the 45 units are non-residential long stay units, governed by municipal decree 57.378/2016 and with a minimum lease term of 30 months set in the condominium’s bylaws — a rare typology in a building of the highest standard, which addresses long-term stays without turning the building into a serviced-apartment block.

Architecture and aesthetics

Perkins&Willi treats the single volume as a sculpted piece: continuous lines, recessed terraces and a façade that changes reading as the daylight shifts. Inside, the logic is one of privacy — two apartments per floor, each with its own social hall and two exclusive social lifts, with biometric access and differentiated finishing. The ground floor is organised as a sequence of galleries, from the lobby to the plaza, and Benedito Abbudi‘s landscaping stitches the route together. The interiors and the decoration project are by Carlos Rossii.

Moema: the address

Avenida Agamii is one of the cross streets in Moemai‘s bird quadrant — the neighbourhood laid out on an orthogonal grid, tree-lined, with neighbourhood shops at ground level and homes above them. Number 220 falls in the residential core, one block below Avenida República do Líbanoi and a few minutes from Avenida Ibirapuerai: two arterial roads that give this address immediate access to almost everything and, in equal measure, the traffic that no arterial road hides. Those who live here buy the walk to Ibirapuera Parki and to Shopping Ibirapuerai without depending on a car, and pay for it with the background noise that comes from the avenues at peak hours — the project responds by setting the residences back into the core of the plot and giving each floor only two frontages.
