History
Built by Barbara Engenharia, with architecture by Königsberger Vannucchi, decoration by João Armentano and landscaping by EKF, Dolce Moema is a top-tier building with one apartment per floor, close to Shopping Ibirapuera, Parque Ibirapuera and Estação Moema. Arrival is through an imposing social hall, with a double height of five metres, a welcoming deck that anchors the tone of the whole house.
- Concept: the privacy of one resident per floor, with an arrival hall of strong presence.
- Curiosities: the building is off the flight path, which favours quiet in Moema.
Architecture and aesthetics
Königsberger Vannucchi concentrated the effect on arrival: a 69 m² social hall with a double height of five metres, a lobby scale in a tower housing a single apartment per floor — that is the building’s gesture. Outside, the line is contemporary and discreet, a single vertical volume on a 1,280 m² plot with a forty-four-metre frontage, and the infrastructure apparatus (armoured, climate-controlled guardhouse, gate automation, a generator reaching the units) was born in the design rather than added later. Interiors by João Armentano and landscaping by EKF Arquitetura de Exteriores.

Moema: the address
Two names for the same address
The plot sits on the border between Moema and Indianópolis, and both names are legitimate. The postal code registers Indianópolis; the top-tier market treats the address as Moema. This entry adopts the name in common use and keeps the other for those searching by it.
Number 506 on Avenida Jurucê sits in a corridor of schools: one international school a hundred metres away, another a hundred and sixty — and it’s this concentration, more than the park, which no longer sits on the corner here, that defines the block’s routine. The avenue runs between the two stations of Line 5 – Lilac, Estação Moema and Estação Eucaliptos, with Shopping Ibirapuera six hundred metres away: it is the Moema of full service and medium scale, without the exclusivity of the Pássaros lanes and without the traffic of the commercial avenues. And it is the Moema that lives alongside Aeroporto de Congonhas, present in both senses — noise on some routes and, in the approach cones, a height restriction that overrides municipal zoning and limits what can still be built around here. Within the neighbourhood this draws an invisible line between those under the flight path and those who are not; this address is on the outside of it, and it’s a difference you can hear.
