History

Conceived by Barbara Engenharia e Construções and designed by Itamar Berezin Arquitetura e Urbanismo, Edifício Beaux Arts is a 2005 top-tier building in Moema, on Av. Sabiá, of low density (about one apartment per floor) and set to face north. From its prow, the deck sails toward Parque Ibirapuera, with Shopping Ibirapuera and traditional schools such as CONSA and Companhia de Maria anchored a few minutes away.

  • Concept: the well-established top tier of Moema, with spacious floor plans and good solar orientation.

Architecture and aesthetics

The design decision by Itamar Berezin was one of orientation: on a 975 m² plot with a forty-metre frontage, the tower was set facing north — the side that receives sun all day in São Paulo, a condition resolved on the drawing board and not fixed afterward. On that basis, about one apartment per floor across nineteen units, with a double master suite opening onto a terrace and the era’s heavy infrastructure built into the design: central air conditioning and vacuum systems, solid wood flooring, generator and piped gas. The aesthetic is that of 2000s São Paulo top-tier living, and the building’s name borrows from the French Beaux-Arts school. The interior design and landscaping credits are not publicly documented and are therefore not attributed here.

Aesthetics and scarcity

  • Aesthetics: 2000s top-tier.

Moema: the address

Two names for the same address

The plot sits on the border between Moema and Indianópolis, and both names are legitimate. The postal code registers Indianópolis; the top-tier market treats the address as Moema. This entry adopts the name in common use and keeps the other for those searching by it.

Avenida Sabiá is one of the tree-lined residential streets of Moema dos Pássaros, and number 144 falls on the stretch that became a school corridor: the two units of Colégio Mobile are under two hundred and fifty metres away, and the block’s activity is that of school drop-off and pick-up, not commerce. Parque Ibirapuera is a little over five hundred metres away and Shopping Ibirapuera seven hundred; two street markets — Rua dos Canários on Sunday and Tuim on Friday — round out the walkable supply. It is the part of Moema where Sabiá still functions as a neighbourhood street rather than a shortcut: wide, with tall tree canopy, and traffic of residents or parents dropping off their children at school.
