History

The Illuminato was launched by Gafisa in 2004 and delivered at the turn of 2006 to 2007. The sales sheet the developer itself published on its website in August of that year is spare and leaves no doubt about the product: Perdizes — illuminato — 4 suites · 5 parking spaces · 300 m² private area. It was the layout Gafisa was bringing to the established West Side neighbourhoods in that cycle — few units, wide floor area, full leisure amenities — and the chosen plot measured 1,885 m², an area the Monte Alegre street could already hardly offer. Before construction, the plot was occupied by single-storey buildings; the tower was built on a deep lot that crosses the middle of the block toward Rua Linda Ferreira da Rosa.

  • Concept: four suites and five parking spaces in a single flat — the Jardins-scale floor plan brought to the upper part of Perdizes, with the full leisure amenities the neighbourhood asked for from families with children.
  • Curiosities: the name is spelled with two LsIlluminato — in the condominium’s registration and in Gafisa’s own material, although it also circulates in the market as Iluminato. The building shares Rua Monte Alegre with the main campus of PUC-SP, a few hundred metres downhill, at number 984 — a neighbour that defines the street’s character and the routine of those who live there. And the plot is not a corner one: the building sits mid-block between Rua Vanderlei and Rua Linda Ferreira da Rosa, with the land extending into the block.

Architecture and aesthetics

A single tower set on a 1,885 m² plot of irregular, deep shape — the surrounding open area is what supports the leisure programme, with a multi-sport court, two pools and a playground at ground level. The unit type belongs to the São Paulo ultra-high-end of the 2000s: a wide floor, four suites, full staff quarters and five parking spaces per unit, with a 500 m² penthouse and six parking spaces closing out the tower. The authorship of the architectural design is not publicly documented and, for that reason, is not attributed here.

Perdizes: the address

Perdizes is the neighbourhood São Paulo built to live near the centre without living in it: a tree-lined street, a traditional school within walking distance, corner shops and a road network that solves the route to the ring road, to Avenida Paulista and to Pacaembu via different paths. Rua Monte Alegre is its spine — it climbs from the level of Pacaembu to the top of the neighbourhood, passes the main campus of PUC-SP and ends in the residential stretch where number 1240 sits, already far from the university bustle. It is the upper, quieter and most expensive stretch of the street, with Parque da Água Branca a few minutes by car and the PUC-Cardoso de Almeida station within reach. An address of long-standing residents, where those who arrive rarely leave.
