History

Praça Perdizes is the work of One Innovation, built by Stuhlberger, raised on a 4,784 m² plot between Praça Irmãos Karmam and Rua José Donatelli — the corner of Perdizes that already belongs to Sumaré and faces Avenida Sumaré. The development was registered in March 2021 and the building was delivered in 2023. Instead of a tall tower, the developer made the move opposite to the market: two low towers, named Jacarandá and Manacá, spread over a large plot and surrounded by green space, with duplex apartments designed to feel like a house. There are 53 residences in total — a neighbourhood density, not an avenue density.

  • Concept: biophilic design. The architecture is organised around green space and natural light, with cross ventilation in the living rooms and a ground floor that functions as a square — hence the name.
  • Trivia: the address has two faces, and both are true. The builder advertises the building at Praça Irmãos Karmam, 100; the developer indexes it at Rua José Donatelli, 8. It is the same plot, fronting both streets — and the postal service still spells the square with an M at the end (“Karmam”), while the market writes “Karmann”. Another particularity is the neighbourhood: the address is officially Sumaré with the postal service, but the building was born, sold and is lived in as Perdizes.

Architecture and aesthetics

Designed by Jonas Birger, who resolved the brief into two low towers instead of a single tall block — a rare decision on a plot of almost five thousand square metres, and the one that defines the building. Straight lines, contemporary design and a layout that reserves the ground for green space: the ground floor holds the leisure area and the first units, and Benedito Abbud‘s landscaping stitches the two blocks together. The floor plans were designed to give the flat the feel of a house — double ceiling height in the duplexes, level flooring between living room and terrace, glass balustrade, private access hall. The interiors of the common areas are by Carlos Rossi.
