History

Place Royale was developed by Cyrela on a 6,361 m² plot on Rua Monte Alegre, in the upper stretch of Perdizes neighbouring the PUC-SP campus — one of the few plots of that size the neighbourhood still had to offer. The architecture is by Dina Melaragno, the interior design by Patricia Anastassiadis and the landscaping by Benedito Abbud. Rather than concentrating the buildable potential into a single tall tower, the development spread four towers of just seven standard storeys across the plot and used the remaining space for a club-scale common area. The condominium was established in March 2011, and the development was already being marketed as ready to move into by May of the same year.

  • Concept: trading height for land. Four low towers, two apartments per floor and plazas between them — density is resolved horizontally, and no unit is far from the ground.
  • Curiosities: the complex has three different products in the same layout. Besides the 266 m² and 307 m² standard floor plans, there are five garden units — of 334, 407, 413 and 508 m² — and eight duplex penthouses of 490 and 567 m². That’s 69 apartments in total, and the number of parking spaces grows with the floor: four from the 1st to the 3rd floor, five from the 4th to the 7th, and six in the penthouses and gardens. The 307 m² floor plan was delivered with a wine cellar, home theatre, gourmet area, an estetic room in the master suite, and two staff quarters.

Architecture and aesthetics

The façade is declaredly classic — the opposite of the continuous glass that dominated São Paulo’s high end in the late 2000s — and the layout is what sets the tone: four low volumes, set apart from each other, with arrival, support and central plazas stitching together the ground floor. Benedito Abbud‘s landscaping treats the empty space between the towers as programme, not as leftover: that is where the tennis court, the sun deck and the heated uncovered pools sit. For the interiors, Patricia Anastassiadis signed the decoration. The standard floor plans deliver a private social hall per unit, an entrance gallery, a living room in a row with the dining room and home theatre, four en suites — one with his-and-hers bathroom and closet — and a panoramic social terrace with a gourmet area, plus a full service area with its own terrace.
