Parc Exclusif Perdizes
In Perdizes, a single tower by Exto with floor plans from 266 to 471 m², four suites and five parking spaces. The advantage isn't in the façade: it's in the specification — solar heating, a slab treated against impact noise, and top-tier quality certification.

History
The Parc Exclusif is the work of Exto, the developer that has built the most in Perdizes — with more than thirty developments to its name in the neighbourhood, enough to say that a good part of Perdizes’s residential skyline is theirs. The building went up on Rua dos Caetés, a tree-lined residential street a few blocks from Parque da Água Branca, and was completed in 2016. It is one of the larger-floorplan addresses of the developer’s output, built for the family that wanted to stay in the neighbourhood without giving up space.
- Concept: old-apartment-sized floor plans — 266 to 471 m², four suites, five to six parking spaces — in a new building, backed by Exto’s construction specification.
- Curiosities: the building was designed with a solar heating system sized to cover 40% of demand, provision for individual water and gas metering, and PBQP-H level A certification, the highest grade in the Brazilian construction quality programme. The slab received specific treatment to reduce impact noise, and the masonry is ceramic block, chosen for thermal comfort.
Architecture and aesthetics
A single tower in a contemporary classical language: a façade finished in travertine-effect render, with designed mouldings, railings and drip edges — a solution Exto adopts as a durability standard, so that rain doesn’t run down the cladding leaving stains. Access is through an entrance with a double security barrier. Inside the apartments, high-quality reforestation-timber doors and an electric blind in the master suite came from the factory as standard. The authorship of the architectural design is not publicly documented and is therefore not attributed here.

Perdizes: the address
Perdizes is the neighbourhood São Paulo points to as proof that you can live well without leaving the expanded centre. It has one of the city’s best human development indices, tree-lined streets with a lively local retail scene — Rua Cardoso de Almeida and Rua Turiassú cover the chemist, the supermarket, the bank and the bakery on foot — and a cultural density that few residential neighbourhoods match: PUC-SP‘s Monte Alegre campus, Sesc Pompeia, Teatro Tuca and Allianz Parque are all within the same walking radius or a five-minute drive. Rua dos Caetés runs along the stretch that descends towards Água Branca, close to Parque da Água Branca and the avenues that connect the neighbourhood to the rest of the city — Avenida Francisco Matarazzo, Avenida Sumaré, Avenida Pacaembu and Marginal Tietê. It is an inner-street address, with the neighbourhood’s noise on the outside and not under the window.
