From Tegrai, with architecture by Königsberger Vannucchii, interiors by Roberto Migottoi, landscaping by EDSAi with tropicalisation by Cardimi and art curation by Denise Mattari, Bueno Brandão 257 was called by Brazil Journal a rare gem in São Paulo’s best square metre. Finding a plot of more than 2,800 m² with suitable zoning in Vila Nova Conceiçãoi is extremely rare.

Architecture and aesthetics

The approach is biophilic and is declared in the skin: the façade is ventilated, clad in treated timber, and carries integrated planters with automated irrigation. The greenery is not an ornament applied afterwards — it is a constructive layer, and it accounts for thermal comfort, acoustic control and visual continuity with the street’s tree cover. Behind it, the floor plan is fully flexible, a domestic translation of the same logic: one apartment per floor on a 2,874 m² plot, with no divided slab limiting the design. The project is by Königsberger Vannucchii, a half-century-old office specialising in large-scale buildings, and it received international AQUA-HQE sustainability certification at the Very Good level. Interiors by Roberto Migottoi, landscaping by EDSAi with tropicalisation by Cardimi, and art curation by Denise Mattari distributed across the common areas.

Gates, morning and afternoon traffic, and a neighbourhood profile that explains itself — this is the stretch of Vila Nova Conceição that most clearly sustains the neighbourhood’s reputation among families, and the one where the walk to and from school is the street’s most frequent trip. The address sits at the centre, almost equidistant from both edges: six hundred metres to Parque Ibirapuerai on one side, less than three hundred to Hospital São Luizi and the Avenida Santo Amaroi axis on the other.
