Ladispoli

History

Ladispoli is a boutique development by Elias Victor Nigrii (CEVN), a firm with more than 40 years and 60+ projects in São Paulo, with architecture by Itamar Berezini. It stands on an 850 m² plot in Vila Nova Conceição, a few steps from Ibirapuera, as a single 12-storey tower with just 11 apartments — one per floor, with a duplex crowning the top two floors. The name pays tribute to the Italian coastal town of Ladispoli, in the province of Rome.

Architecture and aesthetics

On a plot of just 850 m², Itamar Berezini‘s design resolves exclusivity through stacking rather than width: three layout types, one per band of the building — 265 m² on the first floor, 193 m² from the second to the tenth, and 361 m² in the duplex occupying the top two floors. All with the same number of parking spaces, from the smallest to the largest, and all alone on their floor. Two lifts, one for residents and one for service, give the measure of the thing: twelve storeys served as though they were a vertical house with eleven front doors.

Vila Nova Conceição: the address

At number 430, Rua Afonso Braz still belongs to the park. It is the stretch where the busiest road in Vila Nova Conceiçãoi begins to shed its shops and turn residential: Parque Ibirapuerai three hundred and sixty-four metres away, the Saturday market just over two hundred, and Movimento Escolai next door — thirty-seven metres, the kind of distance that changes a family’s entire morning. Living here means the bakery and the pastry shop are two blocks away and the lawn three, without needing the car for either.
