History

The towers, with one flat per floor, are linked by an exclusive jabuticaba-tree square.

Architecture and aesthetics

The concept is urban before it is façade. Instead of a single block in the middle of the plot, Praça Vila Nova splits the programme into two towers — Plátanos and Tipuana — and reserves the core of the 4,619 m² plot for a jabuticaba-tree square: the central void is at once what guarantees distance and privacy between the two, and the condominium’s internal address, the place through which one arrives and crosses. With one flat per floor in each tower, the plan occupies the entire slab and there is no next-door neighbour on the landing; the floor area, which in some units exceeds a thousand square metres, is a consequence of this layout decision, not an addition of area to a common floor plan. Vila Nova Conceição: the address

Number 374 sits at the start of Avenida Hélio Pellegrinoi, the stretch where the avenue still belongs to the park: it is about five hundred metres to Parque Ibirapuerai — walking distance, not driving distance. It is this end of the avenue, not the upper one, that underpins Vila Nova Conceiçãoi‘s reputation as a neighbourhood leaning over Ibirapuera. Around it, day-to-day supply runs at neighbourhood scale: two street markets, Tuesday and Saturday, set up less than four hundred metres away, and the block’s early-years schools are under two hundred metres away. The higher the house numbers climb, the more the avenue turns into a through-road towards Avenida Santo Amaroi; down here, it is still a resident’s street.
