History
Horizonte JK launched in the early 2010s as the first building in the area to offer, on the same plot, a fully independent residential condominium and commercial condominium — each with its own entrance, its own bank of lifts and its own management. The development is by AAM with Emoções, and the construction is by Toledo Ferrari. The architectural design is by Itamar Berezin, who classifies it in his portfolio as mixed-use; the interiors are by Patricia Anastassiadis and the landscaping by Benedito Abbud. It totals 4,793.95 m² of land and 34,527.48 m² of built area, delivered in 2014.
- Concept: living and working at the same address with separate doors — the opposite of an improvised home office inside the flat.
- Trivia: the residential condominium’s leisure mix isn’t on the ground floor or the rooftop: it occupies the 21st floor, in the middle of the tower, and was delivered ready and decorated. On the commercial side, the units were designed in two formats — five floors of standard slabs and five floors of duplex offices.
Architecture and aesthetics
Two towers of very different scale planted on the same plot on JK: the residential one, slender, with 39 storeys; the commercial one, low and wide, with 10. Itamar Berezin‘s design follows the language of his large-scale work — steel, concrete and glass, clean volumes and a base that physically separates the two flows, with a double-height commercial lobby and electronic turnstiles on one side and an armoured residential guardhouse on the other. The interiors of the common areas are by Patricia Anastassiadis and the landscaping is by Benedito Abbud.

Vila Olímpia: the address
Vila Olímpia is the part of São Paulo where the office and the home learned to share the same pavement. JK is the axis that stitches Itaim Bibi to Faria Lima and Berrini, with Shopping JK Iguatemi on one side, Shopping Vila Olímpia and Vila Olímpia Station on the other, and Parque do Povo a few blocks away — the only sizeable green space in the quadrant. It’s where the Brazilian headquarters of much of the financial market are based, along with the city’s largest concentration of business restaurants. The odd-numbered side of the avenue is still registered by the postal service under the name Vila Nova Conceição; on the street, everyone calls it Vila Olímpia.
