MC Incorporadora
A discreet São Paulo firm with no showcase of its own: it appears in the credits of two archive addresses, both designed by Israel Rewin, half a decade and half the city apart.
Who it is
MC is a São Paulo developer that works far from the spotlight — it keeps no institutional website or brand material in circulation, and its name reaches the market through the credits of whoever built for it. It appears under two spellings, MC Incorporadora and MC Construtora, alternating depending on the development and the source; in the two addresses the archive records, it is the same firm.
What documents it are the builders. Rocontec lists in its own portfolio MC Incorporadora as a client on Barão do Tietê, a project begun in July 2016 on Alameda Tietê, with 7,200 m² of built area and design by Israel Rewin and Flora Cukierkorn. Five years earlier, Lincoln Garden had been delivered in Perdizes, with development credited to MC and construction by Alimonti, which lists it among the works it carried out as contractor. The constant across both is the architecture practice: Israel Rewin signs both, alone on the first, in partnership on the second.
Product vision
- Positioning: street-level boutique in an established neighbourhood — Perdizes in the case of Lincoln Garden, Cerqueira César in the case of Barão do Tietê. Not a volume developer: single buildings, on plots that are hard to assemble, with few units and large floor areas.
- Method: buying a large plot or a consolidated plot as a starting point. On Barão do Tietê, four adjoining plots in the Jardins were assembled to fit a single building; on Lincoln Garden, an entire block interior of houses was bought whole, with three basement levels of parking for thirty-six apartments.
- Differentiators: a long relationship with the same architecture practice, which gives continuity of concept across works distant in time; and the willingness to deliver the unit as a bare concrete slab, with no finished flooring, so the buyer can design the apartment from scratch — an unusual decision, embraced in its most recent development.
Launches
- Barão do Tietê — Cerqueira César, project begun in July 2016, 7,200 m² over four plots assembled from Alameda Tietê.
- Lincoln Garden — Perdizes, delivered in 2011, a single tower of eighteen floors with two apartments per floor.
