History

Lincoln Garden was born from an operation typical of the São Paulo property cycle of the late 2000s: the purchase of a mid-block still occupied by houses, in the stretch of Perdizes bordering Barra Funda, and the replacement of everything with a single tower. The City Hall’s 2007 aerial survey still shows the plot covered by low-rise construction; the approval permit for the new building was issued in March 2009, the works permit in April of the same year, and construction was completed in 2011.

The project is by Israel Rewin, a São Paulo architect with a long track record in residential and commercial buildings, who lists Lincoln Garden in his own portfolio alongside other addresses the archive already knows — Palais Imperial, The Parliament, Edifício Dorchester and San Paolo. The development is credited to MC Construtora, a recurring partner of the practice, and construction was carried out by Alimonti, who records it among its achievements as the building contractor.

Architecture and aesthetics

A single eighteen-storey tower over three basement levels, with 14,950 m² of built area on a 1,875 m² plot. There are two apartments per floor, each with its own private social hall — the recurring concept of Israel Rewin, with lines between classic and contemporary, who resolves privacy through the floor plan before resolving it through the facade. The units feature a large multi-room living area, gourmet terrace, kitchen with island, dining room, guest toilet, three suites with the master featuring a sitting area and walk-in closet, and full staff quarters. The upper units look out over the greenery of Parque da Água Branca and, on a clear day, towards the Cantareira range.
