History
Barão do Tietê is a recent building on a block that had not received new construction in decades. MC Incorporadora assembled four contiguous plots — numbers 40, 46, 54 and 64 on Alameda Tietê, an address registered exactly this way, as a block, in the condominium’s own records — and raised there a single building of 7,200 m² of built area, designed by Israel Rewin and Flora Cukierkorn and built by Rocontec, which began construction in July 2016. The builder publishes the start of the site, not the finish: the delivery year is not documented in a reliable public source — some market listings even date the building before construction itself began — and for that reason it is not fixed here. It is the gesture that defines the product: in a neighbourhood where land is the scarce input, the development was born large because it bought four times over.

Architecture and aesthetics
A single corner tower, designed by Israel Rewin and Flora Cukierkorn. The layout makes the most of both frontages: the social wing’s sliding glass doors open onto both Alameda Tietê and the side of Rua Padre João Manuel, giving the living room light from two orientations and a corner feel that a mid-block plan cannot deliver. The social wing takes up about 100 of the floor’s 240 square metres — a living room integrated with the gourmet area, with a wide counter, its own sink and a built-in barbecue — while the private wing is kept separate, with the bedrooms on one side only. The bare, unfinished subfloor is part of the design approach: the building presents itself as structure and volume, and leaves the finish to the resident.

Cerqueira César: the address
Cerqueira César is the land-registry name for much of what the city calls the Jardins. Alameda Tietê is short: it starts at Rua Padre João Manuel and ends at Rua Augusta, which leaves it with almost only resident traffic and none of the through-traffic that crosses the larger alamedas. The building sits on the first stretch, the quietest one, with Rua Oscar Freire and Estação Oscar Freire on one side and Rua Augusta — with its shops, its cinemas and its quick way out to Avenida Paulista — on the other.
