Who they are
Seed Incorp is a São Paulo developer founded in 2008, specialising in high-end house condominiums, and the creator of the “Casa Jardim” concept. Led by Fernando Montenegro Lima, it positioned itself as one of the largest in the city’s luxury vertical-house segment.
In May 2024, faced with operational and financial difficulties, the manager RBR — creditor of the real estate receivables certificates that financed part of the works — took over by mutual agreement the management of six of Seed’s high-end house developments, becoming responsible for construction, sales, capital contribution and the relationship with buyers. The “Casa Jardim” line then moved to STOC Real Estate, a developer founded the same year by Ricardo Piccinini and Adriano Lima and specialising in completing developments that lost their funding. In the condominiums’ pages, Seed remains credited as the original author and builder; the current developer is STOC.
