History

From Seed Incorpi, with architecture by Gui Mattosi, Casa Jardim Paineiras sits right beside Clube Paineiras do Morumbii. The proposal is a single concept for different family profiles, in thirteen houses that combine privacy with the neighbourhood of one of the city’s largest clubs, anchored in the greenery of Paineiras do Morumbii.

Architecture and aesthetics

Thirteen houses of 491 to 678 m² under a single concept: that is Gui Mattosi‘s design decision here. Instead of repeating the same floor plan thirteen times, the design keeps a single architectural language and lets the size vary, so that families of different sizes fit into the same address without the development fragmenting into distinct products. The house is vertical, as required by a 2,827 m² plot that needs to accommodate thirteen of them: the four parking spaces and the private staff quarters go down to the basement, the social programme occupies the garden level and the roof becomes a rooftop, with a private infinity-edge pool in each one. The aesthetic is contemporary and restrained — and the concept counts on the neighbour: with no shared leisure area, the development leans on Clube Paineiras do Morumbii and lets the club play the role that, on another plot, would have to be built within the walls.

Paineiras do Morumbi: the address

Paineiras do Morumbii is the wooded hillside of Morumbii — the hilly sector where the neighbourhood stops being avenue and becomes house street, with large plots, mature trees and almost no verticalisation. Avenida Doutor Alberto Penteado is the road of Clube Paineiras do Morumbii, and it is this neighbourliness that organises the routine of those who live in the stretch: the club functions as a natural extension of the house. From up here, what matters is close by and almost everything is done by car — Shopping Cidade Jardimi is about a kilometre away, downhill; Parque do Morumbii and Parque Alfredo Volpii are within the same radius; and Hospital Israelita Albert Einsteini and the international schools complete the surroundings. There is no underground nearby, and the neighbourhood has never pretended otherwise: the currency here is privacy, greenery and space — and these are exactly the three things São Paulo can no longer produce at scale.
