The new developer that inherited the "Casa Jardim" line and took on the hardest task in high-end real estate: finishing well what someone else started.
Who they are
STOC Real Estate is a São Paulo developer founded in 2024 by Ricardo Piccinini and Adriano Lima, headquartered in Jardim Paulista. It was born with an unusual vocation for the sector: reorganising and completing high-end developments that lost their funding along the way — what the partners call distressed as a service. Piccinini spent more than a decade leading the restructuring of large developers (Viver, Solv and HM1); Adriano Lima is a civil engineer with more than twenty years of high-end construction, having passed through Gafisa and PDG.
It was through this route that STOC took on the Casa Jardim line, a concept created by Seed Incorp — vertical luxury houses, with a private garden attached to the living room and a rooftop with a pool. In May 2024, faced with Seed’s financial difficulties, the manager RBR, creditor of the CRIs financing the works, took over by mutual agreement the management of six of the developer’s high-end house developments; the line then passed to STOC, which today is responsible for the development, the construction and the delivery to buyers. That is why the developments’ pages still show Seed as the project’s original author and STOC as the current developer.
Product vision
- Positioning: condominiums of top-of-the-range houses in upscale São Paulo neighbourhoods, under the signature “Casa Jardim” line, in small groups — from four to thirteen houses.
- Differentiators: a true house within a gated condominium, with multiple storeys, a private garden integrated into the living room, a rooftop with pool and a gourmet area; signature architecture contracted project by project (Jorge Pessoa, João Armentano, Gui Mattos); and a competence rare among new developers — the technical and financial capacity to take over construction started by third parties and see it through to delivery.
