History

Residencial 10 was established in July 1990, already in the mature phase of Alphaville‘s occupation — the neighbourhood that engineers Yojiro Takaoka and Renato Albuquerque, partners at Albuquerque Takaoka, designed over five hundred hectares of the former Fazenda Tamboré, purchased in 1973. The original project was not residential: it was an industrial centre for non-polluting companies, and it was the need for housing for those companies’ executives that opened the first AlphaVille Residencial, in 1975. It was then realised that residential sales yielded more than commercial ones, and the developments began to be opened one by one, numbered in sequence. The tenth was built on the Santana de Parnaíba side. The residents’ society that still manages the enclave today was established that same month of July 1990, and the residential development settled at around 590 residences.

  • Concept: a gated development of single-family houses with its own club and a preserved forest inside the perimeter — the house is each family’s own design; what the society delivers is everything around it.
  • Trivia: the residential development is home to Mata Voturussu, an environmental preservation area protected within its own wall, with permanent monitoring and an environmental education programme for residents. The management also maintains a community vegetable garden, a seedling nursery and fruit trees in the common areas, distributes green bags for selective waste collection, and takes used batteries at a collection point installed at the gatehouse. A bakery, mini-market and street market operate inside the development: no one needs to cross the gatehouse to buy bread.

Architecture and aesthetics

In a housing development, the design is not in the façade — it is in the layout, in what was decided to be preserved and in what was agreed not to be built. Here the guiding principle is continuous greenery: the society describes the development as predominantly green and maintains landscaped areas along the entire edge of the perimeter, besides the Caminho dos Jerivás, the tree-lined trail that crosses the residential development, and Praça Irerê, one of several squares distributed along the avenues. The houses are unrestricted in design. Each residence is its own owner’s design, and the repertoire runs from the 1990s crop to contemporary buildings of more than a thousand square metres, with wine cellars, lifts and photovoltaic generation. What gives the development unity is not style: it is the tree cover and the scale of the lot.

Alphaville: the address

Alphaville is the first Brazilian attempt to create an entire neighbourhood from scratch, and the one that succeeded. Split between Barueri and Santana de Parnaíba, it was born industrial — HP, Sadia, Du Pont, Confab — and turned residential through the back door, when those companies’ executives wanted to live close to work. Today it is home to more than 12,000 residences, an estimated resident population of 35,000 people and a floating population of 200,000 a day, with 24-hour hospitals, schools, bank branches and two large shopping centres — Iguatemi Alphaville and Shopping Tamboré. The numbered residential developments run from zero to twelve, skipping number seven, and the last to be launched still in the 20th century was Alphaville 12. Next door, Tamboré repeated the formula with more lots and fewer towers. The connection to the capital runs via the Rodovia Castello Branco.
