St. Barths Itaim

History

By Construtora São Joséi and designed by William Simonatoi, St. Barths Itaim belongs to the builder’s “St.” line, in Itaimi, close to Faria Limai and the green deck of Parque do Povoi. With one flat per floor, it is under construction, anchored on the same street as its sibling St. Leopoldi.

Architecture and aesthetics

The “St.” line by Construtora São Joséi follows a fixed grammar, and St. Barths repeats it: a slender tower, one flat per floor and a doubled circulation core — two social lifts and two service lifts — so that the household route and the service route never meet. It has 14,521 m² of built area for twenty units, a ratio typical of a building that spends its area on the unit and the garage, not on circulation. Twenty-three storeys make the tower rise vertically and thin, with the duplex penthouse closing the volume at the top and fourteen visitor parking spaces resolved within the plot. Common-area decoration by Bick & Simonatoi and landscaping by Luciana Moraesi.

Itaim Bibi: the address

No. 1246 sits on the stretch of Rua Leopoldo Couto de Magalhães Júniori where it runs alongside the corporate towers of the Faria Limai/JKi axis: the Faria Lima Square helipad is 172 metres from the door and Shopping JK Iguatemii is 281. It is a block where the house number counts for more than the street name — the sibling St. Leopoldi is almost directly opposite, at 1285, and Manhattani at 1284, three properties from the archive on the same neighbourhood corner. What sets this spot apart from its neighbours is the balance: from here, Parque do Povoi is 286 metres away and Estação Cidade Jardimi is 786 — close enough to the park not to live inside the office, close enough to the office not to need the car.
