Olympicus

History

Olympicus stands at number 133 Rua Tucumãi, on an 800 m² plot in the stretch of Jardim Europai that faces Esporte Clube Pinheirosi. It is a building from the generation that verticalised the neighbourhood before the street received its contemporary product: the 141 to 169 m² floor plans with one or two parking spaces, the living room with large windows and the full staff quarters are the signature of a vintage earlier than the developments that occupy the same street today, such as Mansão Tucumã, at number 99, approved in 2002, and Lindenberg Tucumãi, at 734.

The tower already appears, at 35.87 metres in height, in the City’s 2007 aerial photogrammetric survey — proof that it predates that year. Market records point to 1971, a figure that has not held up against an independent source: the same database that publishes it keeps, for the same address, a second entry in which the year appears as not informed. For that reason, this field is left blank here.

• Curiosities: the layout solves the item that most raises a flat’s price and is hardest to buy later. Because Esporte Clube Pinheirosi occupies the entire block across the street, Olympicus’s view cannot be blocked by a new neighbour — and, from the upper floors, it reaches the Avenida Paulistai skyline.

Architecture and aesthetics

A single street tower, on an 800 m² plot with a 325 m² floor plate. The floor plans belong to a generation that still thought of the home room by room: a spacious living room with large windows, a guest toilet, a kitchen with a large utility area and full staff quarters, three bedrooms with the master suite gaining a balcony. Units in circulation have been updated with acoustic windows, electric blinds and air conditioning, but the plan’s structure is original. The architectural project’s authorship and the development are not publicly documented and are therefore not attributed here.

Jardim Europa: the address

Jardim Europai is the garden neighbourhood that sat between the club and luxury retail and never had to choose one over the other. Rua Tucumãi runs down from the residential core to Faria Limai, with Esporte Clube Pinheirosi on one side and Shopping Iguatemi São Pauloi a few minutes away on the other; A Hebraicai, Estação Cidade Jardimi and access to Marginal Pinheirosi round out the picture. It is one of the few addresses in São Paulo where the neighbouring block is an entire club — and therefore one of the few where the skyline is a fact of the neighbourhood, not a gamble.
