History

Quaddra Lorena is developed by Yuny, a São Paulo developer with almost three decades in the market, in partnership with Melnick, the publicly listed developer from Rio Grande do Sul, and with GVI. It is the first address in the “Quaddra” line, later repeated in Itaim Bibi with Quaddra Jesuíno, and both share the same thesis: buy the largest available plot on a prime block and occupy it with a few very large units, leaving room for a leisure infrastructure that neighbouring plots cannot fit. The architecture is by Aflalo Gasperini and the landscaping by SOMA Arquitetos.

The development was under construction in August 2026. The developer does not publish a delivery forecast, so no year is fixed here.

  • Concept: high wellness — well-being treated as a programme, not an amenity: an official clay tennis court, an indoor lap pool, a spa with cryotherapy and hydromassage, and a Track&Field café operation on the ground floor, as stated by the developer.
  • Curiosities: the plot is a merger of adjoining lots on a tax block that fronts three streets — Alameda Lorena, Brigadeiro Luís Antônio and Rua Capitão Pinto Ferreira. A fourth tower, named Ibirapuera, has no flats: it holds the support units (private space) linked to the residences, from 15.50 m².

Architecture and aesthetics

Aflalo Gasperini starts from a large plot and divides it into named towers rather than a single block: Torre Parque, Torre Jardins and Torre Europa hold the residences; Torre Ibirapuera concentrates the support units, and a separate non-residential volume houses shops, offices and a rooftop. The façade gesture is the planters that run along the balconies, turning each floor into a suspended strip of vegetation — the same logic as the landscaping by SOMA Arquitetos, which is not confined to the ground floor. All the layouts have four suites, with duplexes on the penthouses and garden residences at the base of the two larger towers.

Jardim Paulista: the address

Alameda Lorena runs across Jardins from end to end, but the two-digit addresses sit at its start — the far south-east end, where it springs from Brigadeiro Luís Antônio and the neighbourhood stops climbing. This is the stretch of Jardim Paulista that borders Ibirapuera and Paraíso: quieter than the commercial stretch of Lorena, a few blocks from Ibirapuera Park, with 23 de Maio right behind for anyone heading down to the centre or up to Paulista. The neighbourhood confuses many people — several listing portals show this address as Ibirapuera — but the registry subdistrict is Jardim Paulista, and it occupies the Jardins block. The honest trade-off of being so close to an arterial avenue is its traffic; the project responds by turning the residences towards the middle of the plot and leaving the shops and offices on the avenue frontage.
