History

From Construtora São Joséi, with architecture by William Simonatoi and Par Arquiteturai and landscaping by Luciana Moraesi, the Edifício Artur Ramos 422 is high-end with very few neighbours. The proposal is that of suspended houses: spacious, integrated rooms, at the size level of the old residences of the Jardinsi.

• Concept: the suspended house, with spacious, integrated rooms and the privacy of few residents, each family anchored on its own full floor.
• Trivia: it sits steps from Clube Pinheirosi, Hebraicai and Shopping Iguatemii. According to a 2025 survey by Bossa Nova, Rua Prof. Artur Ramos and the neighbouring Rua Frederic Chopini (address of Frederic Chopini) are among the most expensive streets in the city.
• Not to be confused with: this is number 422 on Rua Professor Artur Ramos, built by Construtora São Joséi with architecture by William Simonatoi. Same street, different number: Artur Ramos 100i, by JRGi with Stani and designed by Studio Marcio Kogan (MK27)i, sits a few doors away. They are address homonyms, with no relation between the developers — only the number tells them apart.

Architecture and aesthetics

Contemporary, imposing lines, by William Simonatoi with Par Arquiteturai, in which scale is itself the design concept: 26,154 m² of built area on a 3,000 m² plot, shared among just sixteen families. The arithmetic reads in the façade — a tower of full floors, where each slab is a single residence and there is no mirrored floor plan to resolve. The programme that in a house would spread across two or three levels fits here on a single storey, and the rest of the sizing follows suit: eleven parking spaces per unit, a house-sized garage rather than an apartment one, two social lifts plus one for service, and a heated indoor pool with a 25 m lap lane for sixteen homes. It is the logic of low density and generous floor plans that marks the architect’s work in the addresses of Jardim Europai, taken here to its size limit. Landscaping by Luciana Moraesi.

Jardim Paulistano: the address

Number 422 sits on the stretch where Rua Professor Artur Ramos stops facing Faria Limai and starts facing the river. From here, Estação Vila Olímpiai is 259 metres away, Parque do Povoi 325 and Parque Bruno Covasi 342: train, park and riverfront, all within 350 metres, on an address that never gave up being a house street. It is the stretch of Jardim Paulistanoi that borders Vila Olímpiai and Itaim Bibii without inheriting the density of either — the street remains short, tree-lined and strictly local in traffic. Construtora São Joséi signed another building further along the same street, and a developer who returns to the same street is usually saying the same thing: land there is scarce and never wasted.
